Plumber in Sicamous

Houseboat docks, marina-area cabins, and houses that sit quiet all winter. Call and we'll send a plumber.

Sicamous sits where the channel meets the lake, and a lot of the plumbing is built around a short season. Places fill up in summer and go dark after Thanksgiving. Salmon Arm Plumbing covers Sicamousfrom Salmon Arm. A plumber arranges the time and the price with you. Travel from Salmon Arm can be part of that price. Ask before you assume a town rate applies at the far end of a marina road.

Other lake communities are summarized on theShuswap plumber page. This page is only about Sicamous, because the mix of seasonal water systems and waterfront cabins is its own pattern.

Cabins near the marina

Cabins tucked behind the marina and along the channel often have a small mechanical closet, a pump that serves one building, and supply lines run where they were easy to install rather than where they stay warm. In July the complaint is no hot water on a Saturday with a full house. In October the complaint is how to leave the place so a January cold snap does not split a line under the floor. Tell us if the building is on pilings or a crawlspace. A leak under a raised cabin drips where you may not see it until the insulation is soaked.

Parking and access matter. A plumber cannot always pull close to a waterfront lot on a busy weekend. Say whether there is a cart path, a locked gate, or a dock gate code. If the only person with a key is still on the highway, the visit should wait. Nobody should force a door to look at a water heater.

Seasonal water systems

Many of these properties are not on a year-round municipal service in the way a street in Salmon Arm is. You may have a well, a shared system, or a setup that is drained on purpose every fall. When you call, say which one it is if you know. "The water is off" can mean a closed valve, a pump with no power, or a system that was purposely emptied and filled with plumbing antifreeze in the traps.

Use antifreeze made for plumbing systems in traps and toilets if that is the method you were shown. Do not pour automotive antifreeze into a drain or a septic tank. In spring, the safe order is to keep the main barely open, walk every room, and look under the cabin and at the water heater before you walk away. A split pipe can look dry until the ice inside it thaws an hour later. The frozen and burst pipe page is the checklist if you are already looking at a wet floor.

Closing in the fall and opening in the spring

  1. Shut the supply and drain the lines, including the low points a plumber can point out if you are not sure where they are.
  2. Deal with the water heater so it is not left full and cold, or empty and powered. Power to an electric tank should be off before it is drained. Gas controls should be off. If you smell gas at any point, leave and call 911 and FortisBC at 1-800-663-9911.
  3. Take hoses off outdoor bibs so frost-free taps can drain. A hose left on is a common reason a "frost-free" bib splits.
  4. Empty toilet tanks or protect them the way your plumber recommends, and fill traps only with the right product if the building will not stay heated.
  5. In spring, restore water slowly. Check the hot water tank for leaks at the base before you call the weekend a success.

If the pump will not start when you open the place, it may have sat wet, lost its prime, or tripped over the winter. That is covered on thewell pump and pressure tank page. Some of those repairs are plumber work and some are pump-installer work. Describe what you hear, including silence.

For a price range before anyone drives out, use thetypical cost table. It is labelled as estimates. The plumber confirms a number before tools come out of the van. If water is running and you cannot stay, shut the supply and call theemergency line. After-hours visits depend on who is on call.
