Well Pump and Pressure Tank Repair in Salmon Arm

No water, weak pressure, or a pump that will not stop clicking. We'll send a plumber or a pump installer, whichever the job needs.

Plenty of homes around Salmon Arm and the Shuswap are on a private well, not city water. The pump, the pressure tank, and the switch are what make the taps work. When they fail, the house goes dry even though the well may still have water. Some of this work is done by plumbers and some by people who install pumps for a living. Tell us the symptoms and we'll send the trade that fits.

What you are likely to notice

  • No water at any tap, and the pump is silent.
  • Water for a few seconds, then nothing, then a few seconds again.
  • Low pressure at every fixture, not just one shower.
  • The pump starts and stops every few seconds. That short-cycling wears a pump out.
  • Taps that spit air, or a tank that feels heavy and waterlogged.
  • A pressure gauge stuck at one number, or a switch that clicks but the motor never starts.

One slow faucet with the rest of the house fine is usually not the well. Start withleak repair or the fixture itself. No water after a cold snap can also be a frozen pipe between the tank and the house. If you hear the pump run and still have no water, say that when you call. It points to a different fault than a pump that will not start.

Pressure switch, pressure tank, and the pump

The pressure switch tells the pump when to start and stop, often around 30 to 50 psi or 40 to 60 psi. A switch can fail, the contacts can pit, or a small tube to the switch can plug. It is a common, smaller repair. It is still electrical, and the box should be dead before anyone opens it. Do not prop a switch closed to "keep water coming." A pump that cannot shut off can overheat or run a well down.

The pressure tank holds a cushion of air so the pump does not start every time you rinse a cup. When the air charge is gone, or the diaphragm inside has failed, the tank waterlogs. The pump short-cycles. You can sometimes hear it click on and off while a tap runs. A tank can be recharged with air if the bladder is intact. If the bladder is split, the tank gets replaced. Typical installed ranges are on the cost page, as estimates, not quotes. The plumber or pump installer confirms the price after they see the tank.

Submersible or jet

A submersible pump hangs in the well, under the water, and pushes water up. You will not see the pump itself, only the pipe and wires at the wellhead and a control box in the house or shed. A jet pump sits above ground and pulls water. Jet pumps are more common on shallower wells. Both can fail from age, a dead capacitor, a broken pipe in the well, or a well that has dropped in a dry summer. Pulling a submersible pump is a bigger job than swapping a pressure switch. It needs the right lifting gear. That is one reason a specialist pump installer may be the right call instead of a general plumbing visit.

Who should do the work

We will not guess a trade from a phone description and pretend it is settled. A leaking tank fitting in the mechanical room is often plumbing. A pump that has to come out of the casing is often a pump installer. Electrical faults at the control box may need someone who is allowed to do that work. When you call, say what you have: submersible or jet if you know, roughly how old the equipment is, and whether you have water at all. We'll send a plumber when the job is plumbing, and we say so if it sounds like a pump specialist instead.

Acreages around Enderby, Mara, and Grindrod call about wells all year. Lake properties do too. TheShuswap page covers cabins where the pump was off all winter and will not start in May.

Summer is a busy season

Irrigation and dry spells are when wells get tired. A pump that was marginal in June may not keep up when the garden, the house, and a stock trough all run. Low pressure at the end of a hot week can be a well drawing down, not a failed tank. Tell the person who attends if the problem is worse in the evening or only when the irrigation is on. Running a pump dry damages it. If the well is pumping air or the water looks muddy after it has been clear for years, turn the irrigation off and call. Do not keep resetting a tripped breaker all afternoon.

City-water houses do not have this equipment. If you are on a meter and the problem is a leak inside, or a hot water tank, those are separate pages. A pressure-reducing valve on a city line can cause low pressure too, and that is a plumbing fitting, not a well.
