Blind Bay is the next bay east of Sorrento, on the north shore of Shuswap Lake. Many buildings sit near the water, and a fair number are seasonal. A leak under a cottage can drip into a crawlspace where you will not see it until the insulation is wet. We repair leaks, clear drains, and replace hot water tanks here. Steep lanes and shared access
The bay has lanes that drop toward the water. Some are steep, some are narrow, and some are shared. That changes what we can bring on the van and how long the visit takes. Say so when you call: a locked gate, a cart path, or a driveway we should not try with a water heater on board. If parking is at the top and the cottage is at the bottom, the job is not a short walk with a tank. We would rather know that before we leave Salmon Arm.
Nobody should force a door because the key is with someone still driving. If you cannot be there, say who can open the place, and leave the gate code with us. A second trip is a second drive, and we will tell you if that changes the price.
Closing a cottage for winter
Homes left empty should have the water shut off and the lines drained before the cold sets in. A hose left on a frost-free bib is a common reason the bib splits. Heat tape and a dripping tap do not protect a building with the power off from November to April. In spring, restore water slowly and check the base of the hot water tank before you call the weekend a success. If you smell gas at any point, leave and call 911 and FortisBC at 1-800-663-9911. In BC, gas appliance work needs a licensed gas fitter and a permit. Technical Safety BC oversees gas licences.
If every drain is slow when you open the place, mention when the septic tank was last pumped. We clear the pipes. A full tank needs a septic pumper. Wipes and grease cause both kinds of headache.
